Heat recovery on the Hibiscus Coast, from Millwater new builds to closed-up beach homes

Millwater and Milldale are where balanced ventilation fits most naturally on the Hibiscus Coast. These are 2010s and later homes with insulation and double glazing, built tight enough that fresh air has to be supplied on purpose. A heat recovery system does that quietly around the clock, and in a home that already holds its heat well, recovering warmth from the outgoing air keeps the heating load low.

Holiday homes are a second case. A house at Red Beach or Army Bay that sits shut for weeks between visits builds up stale, damp air, and owners often arrive to a musty smell. A balanced system can keep air changing while nobody is there, without leaving windows open. Older Orewa beach houses from the 1960s and 1970s are more mixed. If they still have single glazing and no insulation, air escapes through every gap, so improved extraction tends to give more for the money until the house is upgraded.

Placement matters on the peninsula. Whangaparāoa catches wind off the Gulf from more than one direction, so we site the intake away from the exhaust and away from the most exposed wall. The salt load near the water means exterior hoods and the intake filter need checking more often than in an inland suburb. Silverdale's newer streets follow the same pattern as Millwater, and building there is the cheapest time to add a system, because ducts can be run through open framing and the unit placed inside the insulated part of the house rather than in a cold roof.

Local tip: On a Hibiscus Coast holiday home, leave the system on a low continuous speed while you are away rather than switching it off, so the house is not stale and damp when you return.

Heat Recovery Ventilation in the Hibiscus Coast: Local Conditions

Millwater and Milldale around Silverdale are newer developments where heat recovery can be planned into the build or added while ceilings are open. On homes near the Gulf, we place outdoor vents out of direct spray where the site allows.

Homes in the Hibiscus Coast

Orewa's 1960s and 1970s beach houses were built before insulation was mandatory and many still have single glazing, so they lose heat quickly in winter and need sizing for heat loss rather than floor area. Peninsula homes from Red Beach to Army Bay span the 1970s to today, often with living areas facing the view through large windows that bring both winter heat loss and summer glare. Millwater, Milldale and newer Whangaparāoa homes are 2010s and later builds with insulation and double glazing, where smaller units, summer cooling and good ventilation matter more than raw heating capacity.

How We Handle Heat Recovery Ventilation in the Hibiscus Coast

We start in the Hibiscus Coast by asking how the house is built and whether it is new, renovated or older. How airtight it is decides whether heat recovery is right or a simpler system will do.

Pricing: every job starts with a free in-home assessment and a written quote, with a fixed price agreed before any work starts.

Heat Recovery Ventilation Hibiscus Coast FAQs

Will a heat recovery system stop my Hibiscus Coast holiday home smelling musty between visits?

It helps a great deal. Running on low while the house is empty keeps outdoor air coming in and moist air going out, which stops the stale build up. It works best in a reasonably sealed home, and it does not replace fixing roof leaks or a damp underfloor.

Is heat recovery ventilation worth it in an older the Hibiscus Coast home?

In a leaky older home the benefit is smaller, because air escapes through gaps instead of the heat exchanger. Simpler fixes are often better value. In a tight or renovated home, it is usually a strong choice.

Does it meet Healthy Homes ventilation rules?

A continuous mechanical system that extracts air outdoors at the required rates from the kitchen and bathroom can qualify. Recirculating systems do not.
