It suits new builds, deep renovations and airtight homes in Central Auckland, where there are fewer gaps for air to leak through on its own. In a very leaky older house, much of the air bypasses the heat exchanger through gaps, which reduces the benefit, so we always ask how the house is built before recommending one.

Heat recovery across central Auckland, from restored villas to inner-city apartments

Central Auckland is the hardest region to make one recommendation for, because the housing swings from unlined villas to brand new apartments within a few streets. A balanced heat recovery system works best in a shell that is reasonably airtight. An untouched Grey Lynn or Ponsonby villa with loose sash windows and an open subfloor leaks so much air that much of it never passes the heat exchanger, so in those houses we usually suggest simpler moisture fixes first.

That changes once a villa is fully renovated. When walls are lined and insulated, the floor is sealed and windows are upgraded, the house becomes a good candidate, and the renovation is the moment to do it while ceilings are open. Mt Eden and Epsom villas often have generous ceiling space that suits a unit and ducts, as long as the ducts sit inside the insulation rather than out in a cold, unlined roof.

At the other end, apartments and new terraced homes near the city centre and in Parnell are tightly built and often have bathrooms with no window. Those homes gain the most from balanced ventilation, but the external vents count as new penetrations, so body corporate approval comes before any work. On villa streets inside the Special Character Areas Overlay, we also keep intake and exhaust grilles off the street frontage. Mt Roskill and Mt Albert state houses sit in between. Their lower ceilings and simple layouts make duct runs short, but many are rentals where plain extraction meets the Healthy Homes rules for less, so a balanced system tends to make sense only after insulation and window upgrades.

Local tip: If you are renovating a central Auckland villa, book the ventilation design before the ceilings are relined, because running ducts afterwards costs more and limits where they can go.

Heat Recovery Ventilation in Central Auckland: Local Conditions

Central Auckland's older villas and bungalows are often too leaky for heat recovery to pay off unless they are being deeply renovated and sealed. The newer apartments and terraced homes across the isthmus are a much stronger fit.

Homes in Central Auckland

Villas and bungalows on the isthmus typically have high stud ceilings, large single-glazed sash or casement windows, timber floors over a ventilated subfloor and, unless retrofitted, little or no insulation. That combination loses heat quickly, so the same floor area needs more heating capacity than a modern room, and an undersized unit will run flat out on cold nights. State houses in Mt Roskill, Mt Albert and Onehunga have lower ceilings and simpler layouts that suit a single high wall unit in the living area, while apartments and newer townhouses near the centre are often well sealed, warm in winter and hard to keep cool in summer, which shifts the focus to cooling capacity and quiet outdoor units.

How We Handle Heat Recovery Ventilation in Central Auckland

The unit and ducts go inside the insulated part of the house where possible, with short, insulated duct runs. Outdoor intake and exhaust vents are kept apart so stale air is not drawn back in.

Pricing: every job starts with a free in-home assessment and a written quote, with a fixed price agreed before any work starts.

Heat Recovery Ventilation Central Auckland FAQs

Is heat recovery ventilation worth it in an unrenovated central Auckland villa?

Usually not as a first step. Unrenovated villas leak a lot of air through floors and sash windows, and that air bypasses the heat exchanger. Insulation, sealing and good extraction come first, and a balanced system becomes worthwhile once the villa has been renovated and made tighter.

How noisy is it?

A well designed system runs at low fan speed most of the time and is quiet. Duct sizing and attenuators matter, which is why we design before quoting.

When should heat recovery be planned for a new build in Central Auckland?

As early as possible. Planning the unit location and duct routes at design stage, ideally inside the insulated part of the house, gives the best result. We work with your builder or architect so ducts go in while ceilings are open.
