Commercial air conditioning has a different job from a home heat pump. Offices fill with people, computers and lighting that all give off heat, shops have doors opening all day, and server rooms need cooling around the clock. The system has to handle those loads while staying quiet, fitting the fit out and keeping running costs under control.

We design and install split, multi-split, ceiling cassette, ducted and multi-zone systems for small to medium commercial sites across Auckland, and look after them with planned maintenance. For homes and home offices, see our residential air conditioning page.

Pricing: every job starts with a free in-home assessment and a written quote, with a fixed price agreed before any work starts.

Commercial Air Conditioning by Cheeky's Heat Pumps in Auckland

Systems for commercial spaces

The right system depends on the floor plan, the ceiling, how many zones need separate control and what the space is used for. We match equipment to the load rather than to a catalogue. Busy offices and meeting rooms also need fresh air, which is where heat recovery ventilation fits alongside the cooling.

  • Ceiling cassettes: flush in suspended ceilings, spreading air in four directions, common in offices and retail
  • Ducted units: hidden above the ceiling with discreet grilles, good for open plan offices, consulting rooms and showrooms
  • High wall splits: cost effective for small offices, staff rooms and single rooms
  • Multi-split and multi-zone systems: several indoor units on fewer outdoor units, with zone by zone control
  • Close control cooling for server and communications rooms that need cooling every hour of the year
  • Heat recovery ventilation to bring in fresh air for meeting rooms and offices with high occupancy

Load calculation and design

Commercial sizing starts with a load calculation, not a room size rule of thumb. We account for floor area and ceiling height, glazing and sun, the number of people, computers and equipment, lighting, kitchens and how often doors open. A west facing shopfront full of glass and customers needs far more cooling than its floor area suggests.

We also plan for redundancy where it matters. A server room or medical fridge store should not rely on a single unit, so we can design two units with alternating duty, plus alarms that warn you if temperatures rise. For offices, we zone by use, so a boardroom used twice a week is not cooled all day.

How It Works

Site visit to measure the space and understand how it is used
Load calculation and system design with zoning and control options
Written proposal with equipment, programme and approvals needed
Installation coordinated with your fit out or trading hours
Commissioning, handover and a planned maintenance schedule

Installing with minimum disruption

We plan work around your trading hours, including early starts, evenings and weekends where needed. On fit outs, we coordinate with the builder, ceiling installer and electrician so services are run before ceilings close. Outdoor units go on roofs, plant decks or brackets with access for maintenance and enough clearance to breathe.

In leased premises, the landlord or building manager usually needs to approve new equipment, roof penetrations and cable routes. We provide drawings, specifications and noise information to support that approval, and we check for any building consent requirements before work starts.

Costs and running costs

Commercial projects are priced from a site visit and design, because two sites of the same size can have very different loads. Your quote sets out the equipment, installation, electrical, access equipment and commissioning, so you can compare like for like. We offer account rates for ongoing maintenance and for businesses with several sites.

Running costs depend heavily on efficiency and control. Inverter equipment that ramps up and down with demand, sensible zoning, timers that match opening hours and clean filters all make a measurable difference to the power bill. When we replace older systems, we size the new equipment to the actual load rather than simply matching the old unit.

Auckland commercial conditions

Auckland's humid summers mean cooling systems spend a lot of time removing moisture as well as heat. Undersized or poorly controlled systems leave spaces feeling clammy even when the thermostat reads the right temperature. Good design treats humidity as part of the load.

We work across the region, from Central Auckland offices to light industrial sites in East Tāmaki, Penrose, Albany and Wiri. Coastal and industrial locations need attention to corrosion protection on outdoor units, and rooftop units in the central city need safe access planning.

Compliance and maintenance

In commercial buildings, mechanical ventilation and air conditioning systems can be specified systems under the Building Act. Where a building has specified systems, it needs a compliance schedule setting out the inspection and maintenance they require, and the owner supplies an annual building warrant of fitness. We carry out maintenance to the schedule and provide the records your building manager or independent qualified person needs.

Every installation includes electrical connection by a licensed electrician with the correct certification, refrigerant handled and recovered properly, and commissioning records. Planned maintenance visits cover filters, coils, drains, refrigerant performance, electrical checks and controls, so faults are caught before a hot afternoon finds them for you. When something does fail, our repair team responds.

Commercial Air Conditioning FAQs

What size system does my office need?

It depends on more than floor area. People, equipment, glazing and sun all add heat. We calculate the load on site before recommending equipment.

Do you work on existing systems?

Yes. We service and repair existing commercial split, cassette and ducted systems, and can advise on whether to repair or replace older equipment.

Can you work outside business hours?

Yes. We schedule installs and maintenance early, late or at weekends where it suits your business.

Is air conditioning part of my building warrant of fitness?

In many commercial buildings, mechanical ventilation and air conditioning are specified systems listed on the compliance schedule. Check your schedule, and we can maintain the systems to it and provide records.

How do you cool a server room?

With dedicated cooling sized for the equipment load, ideally two units with alternating duty and a temperature alarm, so one failure does not take the room down.

Do you offer maintenance contracts?

Yes. We offer planned maintenance at account rates, with visit frequency set by how hard the system works and what your compliance schedule requires.
