Most North Shore homes were built in one wave. Apart from the villa pockets at Devonport and Northcote Point, the suburbs filled after the Harbour Bridge opened in 1959, and growth carried on through the 1990s and 2000s around Albany. That leaves a large stock of 1960s and 1970s houses that were built before insulation became mandatory in 1978, many with aluminium joinery added later and open-plan living knocked through. Those rooms lose heat quickly and are often the reason a family's first heat pump never quite keeps up.
The other factor is the sea. Large parts of the bays from Devonport to Browns Bay are within a short walk of the Hauraki Gulf, and salt carried on onshore winds settles on outdoor unit fins, casings and brackets. When we quote a heat pump installation here we plan where the outdoor unit goes as carefully as the indoor one: sheltered from direct spray, clear of neighbours' bedrooms and easy to reach for a heat pump service. For whole-home comfort in larger Albany and East Coast Bays houses, a ducted heat pump is often worth comparing with two or three high wall units.

Common Home Types in the North Shore
Post-bridge homes in Glenfield, Browns Bay and the East Coast Bays are often single-level or split-level 1960s and 1970s houses with open-plan living added over the years, which creates one large space that needs a bigger unit or two units working together. Devonport and Northcote Point villas bring high ceilings and single glazing, so they need sizing for heat loss rather than floor area. Albany's 1990s and 2000s houses usually have insulation and sometimes double glazing, so heating loads are lower, but large north and west-facing glass makes summer cooling capacity and room orientation just as important as winter heating.
What the North Shore Conditions Mean for Heating
BRANZ maps homes within about 500 metres of the coast as being in the highest sea spray zone, which takes in a lot of the bays, so outdoor units near the water need careful placement, sound fixings and regular rinsing of the coil to slow corrosion. Onshore winds off the Gulf hit exposed ridgelines hard and can push cold air through older joinery. Winter humidity is high across Auckland, so dry mode and good ventilation both help in homes that fog up overnight. Sections in the bays are often narrow, and Auckland Council warns that poorly placed outdoor units can exceed noise limits at night, so we keep units back from boundaries wherever the site allows.

Heat Pumps North Shore FAQs
Will salt air damage a heat pump near the beach?
Salt does settle on outdoor units close to the sea and can corrode fins, casings and fixings over time. We place units out of direct spray where possible, use suitable brackets and fixings, and rinse the outdoor coil at each service. Following the manufacturer's coastal installation guidance also protects your warranty.
Is one big heat pump enough for an open-plan 1970s house?
Sometimes, if the space is open and the unit is placed where air can move freely. In many split-level or L-shaped North Shore homes, two smaller units or a ducted system heat more evenly. We work it out room by room at the free assessment.
Should I choose ducted for a larger Albany home?
Ducted systems heat and cool every room from one hidden unit with discreet outlets, which suits larger homes with ceiling space. They cost more to install than high wall units, so we price both options so you can compare.
Can you put a heat pump in a Takapuna apartment?
Usually yes, once the body corporate approves the outdoor unit location and pipe route. We provide a placement plan and the unit's noise rating from its energy label to support your application.
